Free duplex block check
Not sure whether your block can fit a duplex? Send us the address and we’ll check it for you, free and with no obligation. You’ll get an honest answer from a licensed builder who has designed and built duplexes across Sydney for more than 10 years.
What we check
- Zoning. Whether your land is zoned for a dual occupancy, such as R2 Low Density or R3 Medium Density.
- Lot size and width. How your block measures up against your council’s minimums, and the lower limits that apply near some train stations.
- Heritage, flood and bushfire. Overlays that can rule a block out or make it harder to build on.
- Easements and pipes. Sewer and stormwater lines or easements running through the land.
- Slope and drainage. Whether water can drain to the street or needs an easement through a neighbour’s land.
- Approval path. Whether a complying development certificate (CDC) or a council development application (DA) is likely to be quicker.
What you get back
- A straight answer: yes, maybe, or no, and why.
- The type of duplex that could suit the block, attached or detached.
- The likely approval path and any red flags to look into first.
- If it stacks up, a chat about design, approvals, building costs and timing.
Check my block

Why ask a builder?
A planner can tell you what’s allowed. A builder can also tell you what it will take to build, what it might cost and what will be easy to live in, lease or sell. We’ve designed, built, leased, sold and lived in duplexes, and Andrew supervises every job on site. See our duplexes in Ermington, West Ryde and Rydalmere.

Our block check is general advice based on publicly available planning information. Planning rules change, so always confirm the controls for your property with your council or a certifier before you buy or commit to a design.
