Duplex builder in Ryde
The City of Ryde is right next door to our base in Rydalmere, and we’ve already built a duplex in West Ryde. AGA Building is a family-run, licensed builder. We design, get approval for and build duplexes in Ryde, West Ryde, North Ryde, Meadowbank, Putney, Denistone and Gladesville, and we also renovate and extend homes across the area. Andrew supervises every job on site.
Can you build a duplex in Ryde?
Ryde has a lot of apartments around Top Ryde and along Victoria Road, but most of its house streets are zoned R2 Low Density Residential, where duplexes are allowed. The rules depend on how close you are to a station or town centre. Several in the area are covered by Stage 2 of the NSW Low and Mid-Rise Housing Policy, including Top Ryde, West Ryde station and town centre, and Meadowbank station.
| Where your block is | Minimum lot size | Minimum width |
|---|---|---|
| Within the mapped area, about 800 m walk from Top Ryde, West Ryde or Meadowbank | 450 m² | 12 m |
| Elsewhere in the City of Ryde (Ryde LEP 2014) | 580 m² | 15 m road frontage |
What we check on Ryde blocks
- Heritage. Ryde is one of Sydney’s oldest areas, with heritage items such as Addington House, Willandra and St Anne’s Church. A heritage item on or next to your block can affect the design.
- Flooding. Blocks near the Parramatta River or low-lying creek lines can be flood-affected.
- Slope and drainage. Many streets fall toward the river, so stormwater design matters.
- Frontage. Ryde measures the 15 m at the road. Narrow frontages can sometimes still work through a DA.
CDC or DA in Ryde?
A regular block that meets every standard may suit a complying development certificate (CDC), which is usually faster. Heritage, flood-affected or undersized blocks normally need a development application (DA) to the City of Ryde. We work this out at the start and manage the approval for you.
Our West Ryde duplex

We designed and built this attached duplex in West Ryde under City of Ryde controls. We’ve also built duplexes nearby in Ermington and Rydalmere, and we build in neighbouring Eastwood and Marsfield.

Ryde duplex questions
Is my block close enough to Top Ryde or West Ryde for the 450 m² rule?
The area is mapped by walking distance from each station or centre, not a straight line, and some land is excluded. We check the official map as part of our free block check.
My frontage is under 15 m. Is a duplex still possible?
Sometimes. The City of Ryde has approved DAs where a block is narrower at the street but 15 m wide at the building line. It depends on the block and the design.
What will a Ryde duplex cost?
It depends on the size, finishes and any heritage, flood or slope requirements. Our duplex cost guide covers the main costs, and we’ll give you a realistic budget once we’ve seen the block.
