Duplex builder in Marsfield
Marsfield is already one of Sydney’s duplex suburbs. In the 2021 census, nearly half of its homes were semi-detached. If you’re thinking of replacing an older house with a duplex, AGA Building can help. We’re a family-run, licensed builder based in Rydalmere, and Andrew supervises every job on site.
Can you build a duplex in Marsfield?
Marsfield is in the City of Ryde, and much of it is zoned R2 Low Density Residential, where duplexes are allowed. Most of the suburb is outside the station and town centre areas in the NSW Low and Mid-Rise Housing Policy, so the City of Ryde’s own minimums usually apply:
| Control | Marsfield (Ryde LEP 2014) |
|---|---|
| Minimum lot size for a duplex | 580 m² |
| Minimum road frontage | 15 m |
Macquarie Park station is one of the station areas in the policy. If your block is on the Macquarie Park side of Marsfield, it’s worth checking whether it falls inside the mapped walking area, where smaller 450 m² and 12 m minimums can apply.
What we check on Marsfield blocks
- Slope and views. The higher parts of Marsfield have city views, and many streets fall steeply toward Terrys Creek, Shrimptons Creek or the Lane Cove River. A good design uses the slope and the view rather than fighting them.
- Bushfire. Blocks near the creek corridors and bushland can be bushfire-prone.
- Drainage. Blocks that fall away from the street often need an easement or a carefully designed stormwater system.
- Frontage. Ryde measures the 15 m at the road. Some blocks are narrower at the street but wider at the building line, which can sometimes be argued in a DA.
CDC or DA in Marsfield?
A regular block that meets every standard may suit a complying development certificate (CDC), which is usually faster. Steep, bushfire-prone or undersized blocks normally need a development application (DA) to the City of Ryde. We work this out at the start and manage the approval for you.

Marsfield duplex questions
My block is 560 m². Is it worth asking?
Yes. A DA can sometimes allow a small variation to the lot size or frontage if the design still meets the aims of the controls. We’ll tell you honestly whether it’s worth trying.
Is a duplex near Macquarie University a good investment?
We’re builders, not financial advisers, but we’ve designed, built, leased and sold duplexes, and we can talk you through what tends to work for families and tenants in the area.
What will a Marsfield duplex cost?
Size, finishes and slope make the biggest difference. Our duplex cost guide covers the main costs, and we’ll give you a realistic budget once we’ve seen the block.
