Duplex builder in Dundas and Dundas Valley
Dundas and Dundas Valley sit right between our base in Rydalmere and Carlingford, and many of their post-war homes are now being replaced with duplexes. AGA Building is a family-run, licensed builder, and Andrew supervises every job on site from demolition to handover.
Can you build a duplex in Dundas or Dundas Valley?
Both suburbs are in the City of Parramatta, and most of their house streets are zoned R2 Low Density Residential, where duplexes are allowed. The Dundas stop on the Parramatta Light Rail opened in December 2024, but it isn’t one of the station areas in the NSW Low and Mid-Rise Housing Policy, so the City of Parramatta’s own minimums apply:
| Control | Dundas and Dundas Valley (Parramatta LEP 2023) |
|---|---|
| Minimum lot size for a duplex | 600 m² |
| Minimum lot width | 15 m |
What we check on Dundas and Dundas Valley blocks
- Slope. Both suburbs are hilly, especially around the valley that gives Dundas Valley its name. Steep blocks need careful drainage, and sometimes retaining walls or a split-level design.
- Stormwater easements. Blocks on the low side of the street often need an easement through a neighbour’s land.
- Lot width. Many blocks here are deep but close to 15 m wide, so the exact frontage matters.
- Bushland edges. Blocks near reserves and creek corridors can be bushfire-prone.
CDC or DA?
A regular, fairly level block that meets every standard may suit a complying development certificate (CDC), which is usually faster. Steep or undersized blocks normally need a development application (DA) to the City of Parramatta. We work this out at the start and manage the approval for you.
Duplexes we’ve built next door

We’ve built duplexes under the same City of Parramatta rules in Rydalmere and Ermington, and we also build in neighbouring Telopea, Carlingford and North Rocks.

Dundas duplex questions
My block is just under 15 m wide. Is it worth asking?
Yes. Some blocks are wider at the building line than at the street, and a DA can sometimes allow a small variation if the design still meets the aims of the controls.
My block slopes steeply. Can it still take a duplex?
Often, yes. Sloping blocks can work with split-level designs or a garage under, but excavation, retaining and drainage add cost. We’ll tell you honestly whether it stacks up.
What will a duplex in Dundas cost?
Size, finishes and slope make the biggest difference. Our duplex cost guide covers the main costs, and we’ll give you a realistic budget once we’ve seen the block.
