Duplex builder in North Ryde
Much of North Ryde was subdivided in the 1950s and 1960s for war service and family homes, and many of those blocks are now ready for a duplex. AGA Building is a family-run, licensed builder based in nearby Rydalmere. We design, get approval for and build duplexes, and Andrew supervises every job on site.
Can you build a duplex in North Ryde?
North Ryde is in the City of Ryde, and most of its house streets are zoned R2 Low Density Residential, where duplexes are allowed. North Ryde Metro station is covered by Stage 2 of the NSW Low and Mid-Rise Housing Policy, so blocks within walking distance may qualify on a smaller lot:
| Where your block is | Minimum lot size | Minimum width |
|---|---|---|
| Within the mapped area, about 800 m walk from North Ryde Metro station | 450 m² | 12 m |
| Elsewhere in North Ryde (Ryde LEP 2014) | 580 m² | 15 m road frontage |
What we check on North Ryde blocks
- Bushfire. North Ryde borders Lane Cove National Park and includes the Field of Mars and Wallumatta reserves. Blocks near the bushland are often bushfire-prone.
- Slope. Streets falling toward the Lane Cove River and creek valleys can be steep, which affects drainage and design.
- Main roads. Blocks on Epping Road, Lane Cove Road or near the M2 may need acoustic design and can have driveway limits.
- Trees. Large established trees near the reserves can affect where the homes go.
CDC or DA in North Ryde?
A regular, level block that meets every standard may suit a complying development certificate (CDC), which is usually faster. Bushfire-prone, steep or undersized blocks normally need a development application (DA) to the City of Ryde. We work this out at the start and manage the approval for you.

North Ryde duplex questions
Is my block close enough to North Ryde station for the 450 m² rule?
The area is mapped by walking distance from the station, and some land is excluded. We check the official map as part of our free block check.
My block backs onto bushland. Can I still build a duplex?
Often, yes. A bushfire assessment sets the construction level the homes need to meet, which can add cost, and some approval paths are limited on bushfire-prone land. We check this first.
What will a North Ryde duplex cost?
Size, finishes, slope and any bushfire requirements make the biggest difference. Our duplex cost guide covers the main costs, and we’ll give you a realistic budget once we’ve seen the block.
