Duplex builder in West Ryde
We’ve built a duplex in West Ryde, and our base in Rydalmere is just over the boundary. AGA Building is a family-run, licensed builder. We design, get approval for and build duplexes, and Andrew supervises every job on site from demolition to handover.

Can you build a duplex in West Ryde?
West Ryde is in the City of Ryde. Much of its housing is on the old quarter-acre blocks, with Federation, Californian bungalow, fibro and 1960s brick homes, and many of them have room for a duplex. In the 2021 census, about 11% of West Ryde’s homes were already semi-detached.
West Ryde station and town centre are covered by Stage 2 of the NSW Low and Mid-Rise Housing Policy, so blocks close to the station may qualify on a smaller lot:
| Where your block is | Minimum lot size | Minimum width |
|---|---|---|
| Within the mapped area, about 800 m walk from West Ryde station and town centre | 450 m² | 12 m |
| Elsewhere in West Ryde (Ryde LEP 2014) | 580 m² | 15 m road frontage |
What we check on West Ryde blocks
- Station area. It’s measured by walking distance, so two blocks in the same street can fall either side. We check the official map.
- Victoria Road and the railway. Blocks near busy roads or the line may need acoustic design and can have driveway limits.
- Slope and drainage. Streets falling toward the Parramatta River often need careful stormwater design.
- Heritage. A few heritage items, such as Riverview House, can affect the design of neighbouring blocks.
CDC or DA in West Ryde?
A regular block that meets every standard may suit a complying development certificate (CDC), which is usually faster. Undersized, heritage-affected or unusual blocks normally need a development application (DA) to the City of Ryde. We work this out at the start and manage the approval for you.
Our West Ryde duplex
We designed and built our West Ryde duplex under the same City of Ryde controls, and handed it over in 2022. We’ve also built nearby in Ermington and Rydalmere, and we build across Ryde, Eastwood and North Ryde.

West Ryde duplex questions
Is my block close enough to West Ryde station for the 450 m² rule?
The area is mapped by walking distance from the station and town centre, and some land is excluded. We check the official map as part of our free block check.
My frontage is under 15 m. Is a duplex still possible?
Sometimes. The City of Ryde has approved DAs where a block is narrower at the street but 15 m wide at the building line. It depends on the block and the design.
What will a West Ryde duplex cost?
It depends on the size, finishes and slope. Our duplex cost guide covers the main costs, and we’ll give you a realistic budget once we’ve seen the block.
