Duplex builder in North Rocks

North Rocks is mostly separate houses on the larger blocks of the estates built from the 1960s onward, which makes it a good suburb for a duplex. AGA Building is a family-run, licensed builder based in Rydalmere, about 15 minutes away. We design, get approval for and build duplexes, and Andrew supervises every job on site.

Can you build a duplex in North Rocks?

Usually, if the block is big and wide enough. Much of North Rocks is zoned R2 Low Density Residential, where duplexes are allowed. The first thing to check is which council you’re in, because North Rocks is split in two:

  • South of the M2 motorway, which is most of the suburb, is in the City of Parramatta.
  • North of the M2 is in The Hills Shire.

The Hills Shire sideGenerally 600 m² for an attached duplex, more for a detached oneSet by council and the design controls
Minimums for a duplex (dual occupancy) in the R2 zone. North Rocks isn’t one of the station or town centre areas in the NSW Low and Mid-Rise Housing Policy, so the councils’ own minimums apply. Height, floor space and landscaping controls also apply.

What we check on North Rocks blocks

  • Bushfire. Bidjigal Reserve wraps around the north and west of the suburb. Blocks near the bushland are often bushfire-prone, which adds construction requirements and needs a bushfire report.
  • Slope. Many streets fall toward Darling Mills Creek and Hunts Creek. Steep blocks need careful drainage, and sometimes retaining walls or a split-level design.
  • Trees. Large established trees, common near the reserves, can limit where the homes and driveways go.
  • Width and shape. Some estate blocks are deep but narrow, or on curved streets and cul-de-sacs, so frontage needs checking early.

CDC or DA in North Rocks?

A level, regular block that meets every standard may suit a complying development certificate (CDC), which is usually faster. Bushfire-prone and steep blocks, or designs that need flexibility, normally go through a development application (DA) to the City of Parramatta or The Hills Shire. We work out the right path at the start and manage the approval for you.

North Rocks duplex questions

How do I know which council my block is in?

Your rates notice shows it. As a rule of thumb, streets south of the M2 are in the City of Parramatta and streets north of it are in The Hills Shire.

My block is bushfire-prone. Can I still build a duplex?

Often, yes. A bushfire assessment sets the construction level the homes need to meet, which can add to the cost. Some approval paths are limited on bushfire-prone land, so we check this first.

What will a North Rocks duplex cost?

Size, finishes, slope and bushfire requirements make the biggest difference. Our duplex cost guide covers the main costs, and we’ll give you a realistic budget once we’ve seen the block.
